Brampton homes built in the 1990s and 2000s are solid construction, but they were built for their original layouts. The moment you start reconfiguring a bathroom, opening up a wall, or prepping a subfloor for new flooring, you need someone who understands how the structure works and how to modify it properly.

Our approach is straightforward: code-compliant framing with properly spaced studs, blocking installed for every future fixture before the drywall goes on, and subfloor prep that actually prevents the problems most contractors ignore. STRUCTURAL FRAMING

Most of the framing work we do is tied to bathroom remodels. When you rip out an old tub and frame for a walk-in shower, the stud layout changes. Shower benches need solid blocking at the right height. Niches need headers and cripple studs. Closet walls and half-walls need to be anchored properly to the subfloor and tied into the existing structure.

We frame to Ontario Building Code requirements. That means studs at 16 inches on centre for load-bearing walls, proper header sizing over openings, and treated lumber in any area where moisture is present. We also install blocking for grab bars, towel bars, shower doors, and TV mounts before the drywall goes up. Adding blocking after drywall is installed means cutting holes, patching, and repainting. Planning it upfront takes minutes and saves hours later.

For projects that involve load-bearing walls, we coordinate with a structural engineer to get the proper drawings and beam specifications before any framing is touched. This is not optional in Ontario, and we do not cut corners on it.

SUBFLOOR PREPARATION

Subfloor prep is the invisible work that determines whether your finished floor holds up or fails. Tile installed on an uneven subfloor will crack at the grout lines within a year. Hardwood laid over a subfloor with soft spots will develop squeaks that no amount of re-nailing will fix. LVP installed on a surface with high spots will telegraph every bump through the planks.

We start every flooring project by inspecting the existing subfloor. We check for moisture with a pin meter, identify soft spots by walking the entire surface, and use a straightedge to find dips and high spots. From there, the approach depends on what we find.

For minor unevenness, self-leveling compound is poured to bring the surface within tolerance. For subfloors that are too thin, damaged, or past their useful life, we install a plywood overlay screwed down on a grid pattern. For areas with moisture issues, we address the source before any overlay or flooring goes down. Burying a moisture problem under new plywood just creates a bigger problem later.

The goal is a surface that is flat, solid, dry, and ready to accept whatever flooring is going on top of it. This step is not glamorous, but it is the difference between a floor that lasts twenty years and one that fails in two.

FINISH CARPENTRY

Finish carpentry is the work you actually see every day. Baseboards, door casings, window trim, and crown moulding are what make a room look complete. When they are done well, nobody notices them. When they are done poorly, every gap and misaligned joint catches your eye.

We cut tight miters on outside corners, cope inside corners for a seamless joint that stays tight even as the house settles, and nail finish trim with a brad nailer to avoid splitting the wood. Nail holes are filled and sanded flush. Caulk lines are clean and consistent. The details that separate a renovation that looks finished from one that looks halfway done all happen in this phase.

For homes where only part of the trim is being replaced, we match the existing baseboard and casing profiles so the new sections blend with the original. Most profiles used in Brampton homes from the 1990s and 2000s are still available, and for discontinued profiles, we source the closest match or mill a custom piece.

CUSTOM BUILDS

Beyond standard framing and trim, we build custom closets, built-in shelving, bathroom vanity surrounds, and custom shower bench framing. Closet builds include framed walls, shelving supports, and hanging rod blocking. Vanity surrounds are framed to match the exact cabinet dimensions and tiled or finished to match the rest of the bathroom. Every custom build starts with accurate measurements and a clear plan so the finished product fits perfectly the first time.

Bathroom Remodel Framing

A 2000s semi-detached in Brampton with the original builder-grade tub surround. The homeowner wants a walk-in shower with a built-in bench and recessed niche. We demo the old tub, reframe the shower walls to the new dimensions, install blocking for the bench seat, frame the niche with a header and sill, add blocking for the shower valve and grab bar, and ensure every stud is plumb and square before waterproofing and tile begin.

Subfloor Prep for Flooring

A 1990s detached home getting new hardwood on the main floor. The existing subfloor has squeaky spots near the kitchen, a noticeable dip in the hallway, and old linoleum adhesive residue in the entryway. We screw down the squeaky sections from above, pour self-leveling compound to flatten the hallway, scrape and sand the adhesive residue, and install a plywood overlay across the entire main floor to create a uniform, solid surface for the hardwood installation.

Basement Framing

An unfinished basement getting framed for a family room, bedroom, and three-piece bathroom. We frame all perimeter walls with a gap off the concrete for moisture management, build interior partition walls, frame soffits to conceal ductwork and plumbing, and rough-frame the bathroom with stud walls for the shower, blocking for the vanity, and a door opening. Everything is framed to code and ready for electrical, plumbing rough-in, insulation, and drywall.

MATERIALS WE USE

Lumber: Standard framing uses SPF (Spruce-Pine-Fir) dimensional lumber, which is the industry standard for residential framing in Ontario. For any area exposed to moisture, including bathroom walls, shower bench framing, and basement perimeter walls near concrete, we use pressure-treated lumber to prevent rot and mould.

Plywood: Subfloor overlays use 3/8-inch or 1/2-inch sanded plywood, depending on the existing subfloor condition and the flooring type going on top. We use exterior-grade plywood in moisture-prone areas.

Self-leveling compound: We use cement-based self-leveling compounds rated for the specific flooring application. Different compounds are rated for different thicknesses and flooring types, and using the wrong one causes failures. We match the product to the job.

Trim materials: MDF (medium-density fibreboard) is the standard for painted trim because it takes paint smoothly, does not have wood grain telegraphing through, and holds a consistent profile. For areas with moisture exposure, like bathroom baseboards, we use solid wood or moisture-resistant MDF to prevent swelling. For stain-grade trim, we use solid wood matched to the species specified.

Fastening: Structural framing is screwed or nailed per code requirements. Subfloor overlay is screwed on a grid pattern for maximum holding power and squeak prevention. Finish trim is installed with a brad nailer using 18-gauge nails that hold the trim tight without splitting the material.
